Where To Find the Storage Unit Auctions

Now when someone stops paying for their unit, the owner of the complex may do a couple of different things.

Of course he may call up the renter to find out what the deal is. Many times the renter just forgot about the bill and it is fixed right there. Another thing the owner may try, is sending out a certified letter to the last known address, many times the phone call does not work so this is one of the last outlets.

If the certified letter doesn’t get the attention of the renter, he does the final thing before auctioning off the unit. He puts an ad in the legal section of the paper telling the owner that they need to pay for their unit or everything will be sold at public auction.

Now here is the first place that you can find storage unit auctions in your area. When I said the owner puts an ad in the legal section, it is not just telling the renter, it is a Public Notice to anyone reading that there will be an auction or more technically a lien sale on the person’s property.

Many times it doesn’t get to this stage, but there are still quite a few auctions in the paper.

Now I don’t know of many people that read the legal section of the classifieds on a daily basis. That is why this is one of the secrets to finding the storage unit auctions.

When the ad is in the paper it is fair game to anyone reading it that they can attend the public auction. But like I said very few people read the legals so this is where you have an advantage. The ads usually read something along these lines:

PUBLIC NOTICE: ------------------------
Attention John J. Anybody of 123 Anywhere St. because of non-payments on the Unit ZZ at Bigland Storage, your property will be sold off at public auction. Items include: Assorted clothes, small TV, books, 2 circular saws, and other misc. items. If you wish to get your items back please contact us to handle late charges and other past due fees. If we are not contacted your unit will be sold at public auction on September 3rd at 9:00 a.m.

Obviously they don’t use those exact words, but they are along those lines.

Storage Complex owners HAVE TO put an ad in the legals telling the previous owner that their stuff is being put up for sale, if they don’t respond in time. By law they have to give the renters ample notice that they are late on their payments. If they still don’t pay, IT’S AUCTION TIME!!!

Now that is not the only way you can find storage unit auctions. The owners of bigger complex usually have to auction off units on a monthly basis, sometimes even doing 3-8 units at a time. Because they do this monthly you can usually call up the complex owner and ask them about future auction dates, some even have a set date each month.

Just because a complex doesn’t have thousands of units, that doesn’t mean that they will not have auctions.

Even the little complexes have to have auctions. I highly recommend going into to your local phone book and look under Storage, or Public Storage, you will usually find a whole list of places. I would call each location and ask them individually if they plan on having a lien sale or unit auctions in the near future.

Sometimes if they don’t have one planned you can give them your phone number, and have them call you back.

If you call enough places chances are you will be getting a steady stream of calls telling you about future auctions.

It does NOT matter if you live in a big city or a little-know-all-of-your-neighbors city. There are complexes all over the place, I just live in a small to medium sized town but they have in excess of 15 complexes. And there are more if I wanted to go for a little drive. Believe me the opportunities are out there!
