Well, each auction is going to be very different, almost every auction I have been to has been different in one aspect or another. There may be a lot of people, or just one or two, there may be a lot of units auctioned off or just one, it always changes but below are some things to prepare you for your first auction. Make sure you get to the auction early, you can usually sit out in front of the unit in your vehicle, and often times there will be other people already there. Now you just have to wait for the complex owner to come out, and open the unit. Once he comes out to the unit, the fun begins. He will usually announce why this unit is being sold, and will probably use some legal jargon. He will then proceed to open up the unit. Now make sure you can go into the unit before you start picking up boxes and other items. Some complex owners say you CAN NOT go into a unit or touch anything unless you win the unit, and become the rightful owner of the property. He will usually open up the garage door and let you peer inside, this is where the flashlight comes in handy, there are no lighting in units, so you will get a better idea of what is in the unit, if you have one available. Most owners will allow you to go into the unit, and get a much better idea of what you are about to start bidding on. When you go into the unit, make sure you look at everything, open up boxes, look under cushions, look in the corner of units, open up cabinets, and look inside things. If you can, try to rummage through everything, you never know what you might happen upon. It is also very important to get a good understanding of what is inside the unit. Further on in the book I will give you some more helpful tips. I will also go into bidding procedures later on in the book, but for now let’s just say the auction is over and everyone is moving on to the next unit.
