One hint I recommend is to call up the complex owner and get to know him, this works a lot better if you know the owner, and have a good relationship with him, but it is not necessary. When you call up the owner, ask about storage unit auctions, and ask them to see what methods they use in getting the delinquent owners attention, they will usually tell how frustrating it is, and sometimes expensive to try and reach someone that seemingly vanished. This is where you can offer the owner a deal. Tell him, that if a renter gets behind on his payment you will gladly offer him a tidy sum, to go and clean everything out of the unit, to make room for new renters. This works to your advantage, because you often might get some great deals, not available to anyone else, just because the property is not being auctioned off. It can work along these lines. Call the owner up and offer him a deal, every time a renter gets behind on his payment, you will give the owner $100 to buy the unit and clean it out. This may seem like a lot of money for merchandise sight unseen, but remember anything can be in these units, from electronics to power tools to piles of cash (read later chapters to see what I mean.) Because the owner doesn’t know what is inside the unit he will usually go for this offer, you can also offer to pay for each month that the previous renter was behind on. This can range from anywhere between $25-$150 depending on the rate and how many months the renter was behind. The owner wants his late money back, and you want some merchandise to sell, everyone wins. This may not work with all owners, but it is definitely worth a call, because you never know what you might find.
